The use of LPA / fixed charge receivers is an important option available to lenders managing buy-to-let mortgage portfolios.

We understand the importance of providing a complete, efficient service tailored to the needs of each individual client in order to ensure the optimum value is extracted from each property. By having the capacity to deal with all elements of the LPA / fixed charge receivership process, we are able to ensure consistency for our clients and their agents. From the outset on advising on the initial validity and ability to appoint a receiver, through to the end conveyancing process following the termination of a receivership, our firm wide expertise in all areas ensures that this potentially convoluted process is dealt with efficiently.

We are able to advise not only on general issues arising from property lettings and tenancy agreements, but also deal with possession proceedings and recovery of rent arrears should this prove necessary.

We therefore pride ourselves on having capacity in all areas of LPA / fixed charge receivership and are able to ensure that the most cost effective route is followed by our clients, allowing them to make the most commercially stable decision in each individual matter.

Even though Home Information Packs are no longer necessary, all properties must still have an Energy Performance Certificate (EPC) in place within twenty eight days of marketing commencing.

As part of the service we provide to our lender clients, we are able to obtain and provide EPCs to ensure each client complies with the necessary legislation when selling properties.
