Seerat is a specialist Housing Law Consultant with extensive experience in possession claims, evictions, and residential landlord and tenant disputes across England and Wales. Seerat provides expert advice and representation to private landlords, buy-to-let investors, housing associations, local authorities, and tenants. He focuses on Section 8 and Section 21 notices, accelerated possession proceedings, rent arrears recovery, anti-social behaviour cases, disrepair counterclaims, and enforcement of possession orders.

Seerat has particular recent expertise in the abolition of Section 21 “no-fault” notices under the Renters’ Rights Act 2025 (effective 1 May 2026). He advises portfolio landlords on transitional strategies, valid service of final Section 21 notices before the April 2026 deadline, and shifting to expanded Section 8 grounds post-abolition.

Seerat regularly handles high-volume possession work for both claimants and defendants, including complex cases involving vulnerable tenants, Article 8 human rights defences, and public law challenges. He combines strong technical knowledge with practical, commercial solutions that deliver results quickly and cost-effectively. Seerat is happy to travel to meet clients and was called to the Bar of England and Wales in 2023 (unregistered barrister) and is a member of the Honourable Society of Lincoln’s Inn.

Recent work examples include:

• Advised multiple portfolio landlords on urgent Section 21 notices and transitional strategies ahead of the Renters’ Rights Act 2025 abolition deadline (30 April 2026).

• Advised client (sole attorney for mother) on complex family dispute involving unauthorised lodgers and property occupation rights.

• Provided urgent strategy on dealing with a client's formal correspondence with a respondent and steps to regain control of their mother’s property.
